What is Lot Grading?
Lot grading ensures that surface water and shallow groundwater is effectively managed in a manner that does not negatively affect adjacent (neighbouring) properties. Lot grading should be designed and constructed so that surface water flows away from buildings, over grassy surfaces where possible, to an appropriate receiving area which could be a natural water feature, or a constructed infiltration implement. This will promote infiltration, reduce the velocity of runoff, and prevent nuisance flooding.
A lot grading drawing is required when a resident is applying for a building permit for:
- A new house or garage
- A pool
- House additions
Lot Grading Process
Prior to application for a building permit, an individual lot grading plan shall be prepared by a Professional Engineer or Ontario Land Surveyor for the lot on which the proposed building is to be built on.
The Lot Grading Plan shall be reviewed by the Town for approval prior to a building permit being issued.
Lot and house grading should be generally compatible to the existing and surrounding development.
The result of a well-planned lot grading plan and surface draining system is a lot free of ponding, with no adverse effects to adjacent properties.
